Planning Applications & Conditions

Many proposed developments require a noise/vibration survey and detailed assessment reports to support the planning application in order to ensure that adequate protection is provided for existing and future residents by minimising noise and vibration impact. Noise impact assessments are normally requested by a Planning Officer or by the Local Planning Authority (LPA) due to concerns relating to exposure to road traffic, rail, air or industrial noise. Failure to address noise issues at the application stage can lead to refusal of the application.

Hodgson & Hodgson has a wealth of experience of dealing with complex planning issues, where noise is a consideration and has in-depth knowledge of all the relevant standards and guidance documents. Using fully calibrated equipment and advanced computer modelling software including CATT and CadnaA, Hodgson & Hodgson are experienced in carrying out a range of environmental noise and vibration surveys over any duration and based on the results will provide advice and assistance in obtaining planning permission. Common reference standards for assessments are BS 4142, BS 6472 and NPPF (replacement for PPG24 which is also still commonly used). We will liaise directly with Local Authority Officers and Environmental Officers throughout the process, to ensure that surveys and analysis are in accordance with their requirements.

Once planning permission has been granted for a project it is common for a set of noise and vibration related planning conditions to be attached which require discharge prior to works commencing on-site. This commonly requires demonstrating compliance with noise limits or mitigation measures. Hodgson & Hodgson can assist with this.

Gunwharf Quays

Location: Portsmouth Client: Berkeley Homes Gunwharf Quays on the Portsmouth/Gosport waterfront is part of a mass regeneration project. The development consists of refurbished and new build residential units as well as retail and commercial units. Hodgson & Hodgson Acoustic Consultancy was commissioned to carry out an initial environmental impact assessment in line with BS8233, PPG24 (superseded by the National Planning Policy Framework - NPPF, published in March 2012) and Local Planning Authority Criteria. It was also involved in carrying out Pre-Completion Testing as required by Approved Document E (2003 Edition) to The Building Regulations 2000.
